Underpinning methods and engineering guides

What to check before pricing underpinning

  • Chartered Structural Engineer first: Always start with an independent CEng MIEI inspection, trial pit, and CCTV drain survey before asking contractors to price underpinning.
  • Fix the cause of movement: Leaking clay or PVC drains and defective gullies must be repaired so water stops softening the bearing stratum beneath the footing.
  • Keep the full engineering file: Retain the engineer's design, pile or concrete logs, and final Certificate of Structural Completion for insurers and future house sales.

Quick answers

What is underpinning?

Strengthening the foundation of an existing building by making it deeper or wider, so it rests on firmer ground or spreads its load over a bigger area. The main methods are mass concrete, beam and base, mini-piles and injection.

Does my house need underpinning?

Only a chartered structural engineer can say, after looking at the cracks, the ground and the drains. Most cracks don't mean underpinning: the crack scale treats cracks up to 5 mm as aesthetic.

How much does underpinning cost in Ireland?

Mini-piling under a semi-detached house starts at about €16,000, with piles about 6 m deep. A ground investigation is about €3,000 and a CCTV drain survey about €385 including VAT. The engineer's design sets the rest: the depth, the method, how many walls and the access.

Does home insurance cover subsidence?

The Irish policies we've read list subsidence, ground heave and landslip as insured events, with a separate subsidence excess and a list of exclusions. Check your own booklet.
